Thomas Lane Yard gets planning

We have been working with Turner Works and Lewisham Council to get the affordable housing-led scheme to this point, providing a holistic structural, civil and building services solutions.

The project will create up to 100 new affordable homes above commercial and office spaces across two new buildings in Catford.

The site, currently home to a car park and light industrial building, will transform into a vibrant local hub providing new opportunities for residents, start-ups, and local businesses. The project is part of the first phase of a 15-year masterplan vision for the London Borough of Lewisham. Placemaking forms a key aspiration of the scheme, with the public realm improvements encompassing approximately 3000m² of outdoor space. The eight and twelve storey buildings will each sit above a part basement and will employ reinforced concrete construction, with transfer beams supporting the architectural profile of the structures.

As part of the civil engineering scope, our team undertook a flood risk assessment and developed a sustainable drainage design. Working in close coordination with the landscape strategy, the interventions reduce the flood risk of the surrounding areas as well as enhance biodiversity, achieving the urban greening objectives of the project. Through the incorporation of the various sustainable drainage systems, including blue/green roofs, planters, water butts, permeable paving and attenuation systems, peak discharge rates are reduced by over 98% for the critical rainfall events and additional demand on the local sewerage network is significantly mitigated.
