The development keeps the footprint of the original cottage, removing later additions to restore its character, while adding a modern three-bedroom bungalow extension connected by a small link building, and a nearby annex.

The original cottage structure remains mostly untouched, with thoughtful changes to the roof creating a more open, airy interior by removing the old ceiling joists. The new buildings are designed to be sustainable and efficient, using mainly timber for the superstructure, supported by carefully designed strip and pad foundations. The extension fits naturally into the sloping site with a reinforced concrete cantilever retaining wall, balancing structural needs with minimal impact on the landscape. Special care was taken to protect the mature trees near the annex, with foundation designs adapted to avoid disturbing the roots.

The services design uses an air source heat pump for heating and hot water, and a high-efficiency mechanical ventilation system with heat recovery to keep the air fresh while reducing energy use. Dynamic energy modelling was used to ensure the home stays comfortable and does not overheat in summer.

Our team delivered the structural, civil, and building services design, working closely with architects and tree specialists to take a light-touch approach. This helped retain the cottage’s original charm while delivering new buildings that meet modern standards for environmental performance.
