The transformation of a Georgian townhouse on Great James Street in Bloomsbury into a new office for Latis Homes — a developer founded by former architects and focused on creating community-first, sustainable living spaces.

The project, for which we provided structural and civil engineering services, refurbishes and extends the five-storey structure, and was developed in collaboration with the client’s internal team of architects.

The rear façade of the building was demolished to accommodate the extension, which forms a new closet wing. A stud wall carries loads down to two new transfer beams at first floor level, with the beams spanning from the existing party wall to the north and to a new block wall to the south. The new floors are formed with timber beams, which support a thin lightweight concrete slab.

The resulting development creates charming workspaces set within rich history, designed to facilitate co-working and collaboration.
